Shopping Center Manager/Shopping Center Director in Siemianowice Śląskie

Responsibilities:

• Managing and supervising daily operations of the OTO Park Siemianowice project
• Representing the owner of the Shopping Centre in dealings with public authorities, utility providers, tenants and business partners
• Preparing and executing the annual budget, as well as optimizing OPEX costs
• Selecting service providers for building maintenance, organizing tenders, negotiating agreements, managing service contracts and overseeing service delivery
• Monitoring utility supply agreements (water, electricity, heating, sewage, telecommunications) and managing utility consumption settlements
• Overseeing the technical condition of facilities and ensuring proper documentation
• Ensuring timely periodic inspections and compliance with applicable regulations (including building code, fire safety, environment protection) and maintaining KOB, CRO, CEEB, etc.
• Receiving, recording, and handling technical issue reports from contractors, clients, and tenants
• Maintaining daily contact and cooperation with tenants
• Managing lease and rental agreements for internal and external clients, as well as searching for tenants for common areas
• Promoting the Shopping Centre in cooperation with external agencies, preparing marketing strategies and supervising the execution of the marketing budget
• Managing accounting documents: completion, verification, registration, and processing
• Preparing ongoing and periodic reports on managed facilities
• Carrying out other operational activities on behalf of the owner

Requirements:

• University degree
• Minimum 5 years of professional experience in commercial property management (retail)
• Proficiency in English, both spoken and written
• Commitment, attention to detail and responsibility
• Strong analytical skills
• Ability to work independently as well as organize teamwork effectively
• Strong relationship-building skills with a long-term perspective
• Highly developed communication skills, the ability to work under time pressure, proactive attitude
